"The lake IT building is an extension of nature, it is architecture in a state of contemplation. Amidst the soft silence of the various tree species that create a forest atmosphere, the lake IT building rises not as a foreign body, but as a natural extension of the landscape, clean, rhythmic and in deep dialogue with the environment. This is not just architecture, but a gesture of respect for the place in which it is planted.
The form is precise mathematical and clear and at the same time radiates coziness. The rectilinear volume, with even and long horizontals, rests calmly on the building, without disturbing it. The dark verticals of the facade do not divide, but pulsate in sync with the trees around it, creating a feeling of architectural shadows that have caught the light and refracted it in their own way.
The large glazed openings are not windows, but portals to contemplation. lake IT is an absolute partner with the landscape, becoming a background. Inside and outside are in constant motion, passing into each other, changing with time, light and season. The building does not seek attention, it does not declare presence, it observes, reflects, engages in dialogue with nature, allowing itself to be a mirror of the place. This is architecture that does not dictate, but listens. At night, the light spreads like a breath, muted, uniform, without excessive brightness, does not disturb the darkness, but accepts it and discreetly reveals its details.

Apartments
The apartments are of the type of three-room properties and one four-room apartment. They are offered in a degree of completion according to the Bulgarian Civil Code. • Masonry: external walls – 25 cm brickwork (Wienerberger ceramic blocks or similar); internal partition walls – 12 cm brickwork.
• Roof: flat and/or pitched roof with vapor and thermal insulation; drainage through funnels with side or straight drainage.
• Thermal insulation: facade – high-class integrated thermal insulation system, partial elements of stone, HPL or composite materials; bay windows – with finishing layers as for the facade; terraces – XPS 10 cm (above living quarters).
• Water supply and sewage: water supply – polypropylene pipes, with water meters and option for remote reading; sewage – PVC pipes.
• Heating and ventilation: A complete system with a gas appliance and radiators, air conditioners or heat pumps is planned.
• Ventilation – PVC pipes in wet rooms and ready-made chimney bodies for the rest.
• Electrical installation: high-current – bridge wires, apartment panels, residual current protection; low-current – internet (FTP cat.5e), intercom-bell system; electricity meters – installed by ERM Zapad.
• Common parts: entrance door – aluminum joinery with reinforced profile, electric lock; flooring – natural stone or granite tiles; walls – putty and latex; ceiling – plasterboard/putty and latex.
• Windows – energy-efficient aluminum joinery;
• Garages and parking spaces: floor – polished concrete / concrete pavement; garage doors, marking – according to the project.
• Elevator: passenger elevators from a European manufacturer (Orona, Schindler), with automatic doors.
