The forthcoming arrival of Crossrail in Ilford is the main driving force behind the town’s transformation. With full services expected to begin in 2018, Crossrail will increase Ilford’s connectivity with key parts of London, with journeys to the City, the Docklands, the West End and Heathrow Airport significantly improved by faster travel times and more frequent services.
Crossrail has been a huge catalyst for regeneration work in central Ilford, with millions of pounds worth of development already underway that will deliver residential and commercial space while also transforming public space in the heart of the town.
Already a notably diverse part of London, Ilford is becoming even more cosmopolitan as more people are attracted to living in the town by the prospect of Crossrail’s arrival and the regeneration that’s coming along with it. The local population is expected to rise to 355,000 residents by 2028, which would represent growth of 46.7% since 2001.
This population increase will create housing demand that will not be met, even given the new development projects underway. As such house prices are rising and will continue to do so for the foreseeable future – prices in Ilford have grown 33.1% over the past five years, and are forecast to rise a further 40.7% by 2020.
